We own a single building with a number of apartments. Why should I hire external management?

If you have no difficulty managing your own building and have the manpower to do it efficiently and professionally, then you don't need us. A good management company will assure you enjoy the fruits from your property, maximizing returns without suffering the "headache" of its management.

Will the management company devote the same effort I do to finding lessees and assuring high occupancy the year round?

Make sure you and the management firm share the same goal: to maximize profit. For example, the management fee that Fuehrer Property Management charges is a percent of total income. If the property isn't leased, you pay no management fees. You can rest assured that the management company is committed to achieving maximum earnings.

Do the tenants pay management fees too?

We do not charge the tenants, and do not mediate between the tenants and property owner. Our status is that of a trustee for the owner, acting on his behalf. That is also why in any conflict with the tenant, we represent the interests of the owner, which is also our interest. As a rule we advise steering clear of management companies that also charge the tenants a fee.

How can I ensure that all the repairs done to the property really are necessary, and not a sheer waste of money?

We only carry out repairs deemed necessary. When we receive a complaint or demand for a repair, we check whether a professional is needed for the job and only then send a maintenance person. Maintenance is carried out by independent contractors, not employees of ours, and we have no share of their profits. All the contractors issue invoices.

If a more substantial repair becomes necessary to increase returns on the asset, for example renovation or installing air conditioning, we consider the economic feasibility versus expected returns in consultation with the property owner. Ultimately the decision belongs to the owner.

Who are the professionals working with you?

They are not employees of ours but independent contractors. By virtue of the large scope of work we give them, we get the lowest possible prices, not available to private clients. We take extreme care to assure that the work is of the best quality and that the best materials are used while keeping prices low. We've been working with most of the people on our roster for years, thanks to our positive experiences with them.

Must we make use of your team, or are we free to fire repairmen, plumbers or electricians of our own?

Any reliable professional will be welcome. We would be pleased to engage the owner's choice of people.

Will I receive help in registering revenues from and costs on my property ahead of filing annual tax returns?

Beyond periodic reports – quarterly or annual, as the client chooses – we provide a detailed report on costs and income, ready to be filed with the Tax Authority.

How involved am I, as the property owner in routine management, after hiring Fuehrer?

Our intention is not to remove you from the picture: quite the contrary. We maintain constant personal contact with the property owner. We set the limit for expenses in consultation, beyond which point the owner's explicit permission is required. Also, the owner's consent is required before an asset is leased to a new tenant. Once a month or every three months, as the owner chooses, we prepare a report, are attentive to comments and will be glad to provide explanations. One of the advantages in working with us is personal contact with the property owner, who receives an immediate response to any query.
